A full credit summary is an essential tool used by our investigators to "find the missing info." It also gives a good picture of fiscal responsibility for potential tenants. An easy authorization form is required by law and provided by CTS at no charge.
There are four standard types of information included on a consumer's credit report: identifying information, credit history, public records, and inquiries.
Identifying Information includes:
• Name
• Current and previous addresses
• Social Security number
• Telephone number
• Date of birth
• Current and previous employers
Credit History includes:
• FICO score
• Retail stores
• Banks
• Finance companies
• Mortgage companies
Public Records include:
• Tax liens
• Court judgments (including child support judgments)
• Bankruptcies
Inquiries include:
• List of credit grantors and other authorized parties who have requested a copy of the consumer's credit report
• Eviction search
CAN I ORDER CREDIT REPORTS?
In an effort to reduce fraudulent access to credit reports by identity thieves, TransUnion and other credit bureaus have begun requiring on-site inspections of businesses and organizations ordering credit reports. The inspections are designed to ensure that these businesses and organizations are legitimate and are not merely individuals posing as businesses to order credit reports and steal identities. Some landlords who own just a few rental properties may not meet the qualifications established by the credit bureau. CTS cannot sell credit reports to these landlords. Since we know that financial information can be an important factor in evaluating a potential tenant, CTS offers the following services as an alternative to credit reports, or as a means of supplementing credit reports:
Nationwide Eviction Search
This is an instant nationwide search of civil records to identify applicants who have been previously forcibly evicted. Because past rental history is often a predictor of future rental behavior, the ability to identify previous evictions can be a valuable tool in avoiding future evictions and skips and the associated costs in collections, lost rents, vacancies and property damage.
Nationwide Bankruptcy Search
This U.S. Bankruptcy Court search provides information on bankruptcy filings by the subject, with no time limit, including filing date and discharge date.
Nationwide Liens and Judgments Search
